A Word From Howard – APM Updates
Welcome to spring! Just saying that gives the sense of the cliché ‘how fast the year has gone’ saying but really the year HAS gone fast and we have some exciting updates to share with you.
Property Management Company of the Year – We Won!
I have had a goal in mind since we started our membership with the Leading Property Managers Association, and that was to one day win the award for Property Management Company of the Year. We have come close over the years, being finalists in 2018 and 2016 but this year we are so happy to be announced as the winner for Property Management Company of the Year – Large Office category.
We celebrated as a team and thanked our property management division for their hard work, dedication, and professionalism shown through a difficult few years in the industry. I also want to take the opportunity to thank you, our clients, for helping us grow, improve, and for trusting us to look after your valuable assets.
A few weeks on from the win, we know that now is not the time to rest on our laurels, now is the time to continue to showcase why we won this award in the first place!

How We Choose the Best Applicant for Your Property Under the New Privacy Commissioner’s Guidelines
An important part of our role and one that our clients often ask us about is – how do we pick a tenant for their property? Initial tenant selection is very important to property managers, it can dictate the tone of the entire tenancy moving forward which can usually be for a 12 months fixed term. If we get it wrong, we are only buying a whole lot of trouble for our owners and ourselves, and nobody wants that. To reduce the risk of getting it wrong, we put a lot of resources into systems and processes that support choosing the best applicant for a property.
You may have heard about the ‘KFC test’ in the media, where last year a property manager requested a prospective tenant’s bank statements, and refused the tenant based on the amount of times KFC or fast food outlets were mentioned. This has caused the OPC (Office of the Privacy Commissioner) to release some new privacy guidelines.

Building Warrant of Fitness for your Body Corporate
Have you ever seen a certificate displayed in a public area of your Body Corporate and wondered why it was there, or what it was for? You would have seen what is called a building warrant of fitness (BWOF).
A BWOF is an annual certificate that confirms that:
- Specified systems in your building have been inspected and maintained.
- Requirements of the compliance schedule have been met.
A Body Corporate’s responsibility is to:
- Engage an independent qualified person (IQP) to inspect and certify the specified systems.
- Display a copy of the BWOF certificate within the public area of the building.
- Provide Council with a copy of the BWOF and IQP certificate(s) of compliance.
Historically, Councils have done a poor job of auditing the warrants of fitness given to buildings (BWOF). For thousands of buildings across New Zealand, Councils aren’t sure of what safety systems they have that require checks or tests, because the compliance schedules are wrong.

Let’s Focus on Benefits Management
If you are new to the principles of Benefits Management, then first you need to understand how Benefits Management fits into the cycle of managing commercial property. The idea of a benefit is that it is a clearly measurable improvement from an outcome perceived as an advantage.
- Measurable – monetary and non-monetary
- Meaningful – a direct relationship between the achievement measure and benefit result
- Attributable – a reasonable claim that the benefit measure results are due to the management
- Aligned – benefits are in line with the strategic outcomes
Generally benefits have the following attributes:
- Someone benefited;
- There is a clear gain;
- Is attributable and noticeable.

I will be celebrating my 3rd year anniversary with APM next month! Hooray!
Q. What should an owner consider when buying into a Body Corporate?
Follow your heart, but make sure you do your homework before you buy.. Meeting Minutes.. Financials.. Issues.. Unit Titles Act, etc..
Q. What has been a proud moment for you as a Body Corporate Manager?
When a client said to me, “Rean we are so lucky to have you.”
Q. What would be the question you get asked most from an owner in a Body Corporate?
“What should I do?”
Q. What is your ideal way to spend the weekend?
This is so hard to choose because I enjoy doing all sorts of stuff! My last few weekends were spent like this: exploring Whangamata, went to the Matakana Oyster Festival & Omahu Beach, picnic lunch with friends at One Tree Hill, play board games.. AND relax at home & play with my 2 CUTEST furry baby cats. MEOW

Go to bed each day with my 2 fluffy baby cats. If I am out travelling, I still turn on my security cam to spy / talk to them.. 😛
