A Word From Howard – Reflecting on 30 Years

It’s a big year for Auckland Property Management, we are celebrating our 30th birthday! We know that we wouldn’t be where we are today without the support of our clients, suppliers, contractors, and tenants, so thank you.

We have grown significantly since our beginnings, expanding our range of services from residential property management, to include commercial property management, body corporate management, and Waiheke holiday home management. We have also grown our team of property experts, and accumulated over 30 years of property knowledge seeing the market and the industry change, but at all times being here to provide reduced risk management to our clients.

Our aim this year is to continue to provide the level of service we are known for, and to continue to strengthen our interdepartmental relationships. You may know us as your rental property owner, or your body corporate owner, but we are much more than that. We are a group of property experts providing service for many property types so if you have other properties not with us, then talk to your manager today about Auckland Property Management being your one-stop property management group.

The property management industry hasn’t always been the easiest over the last 30 years in business, with many legislation changes, many compliance changes, and many media stories, but when we help an owner secure a long term tenant, help a body corporate with their leaky building issues, help a commercial owner/tenant with their operating expenses, or help a Waiheke holiday owner maximise their returns all year around, then we know we are in the right business.  The changes that were needed and growth that we have experienced showed me that we needed another pair of safe caring hands at APM and a clear plan for the future. I know we have both with the addition of Bill Highet to the management team.

I feel proud of our team and what we have achieved over the years, and we look forward to continuing to provide reduced risk service to our clients for many more years to come.

Why Auckland? Why Property Management? Why Auckland Property Management?

It’s almost three months since I became a shareholder, director and Chief Operating Officer of Auckland Property Management (‘APM’) and friends around the country have often asked me these three questions.

Why Auckland?

I was born in Timaru, have lived all over New Zealand and in Auckland for the last seven years. For the last five years though I commuted to Palmerston North every week in my role as COO and then CEO of Property Brokers.  I love the provinces but, for my family and me, Auckland is hard to beat …despite the traffic.

We live on the North Shore, in a quiet cul-de-sac, next to a park and just five minutes’ drive from the Takapuna boat ramp where we can launch our small boat and be on the beach at Waiheke in an hour or be out fishing in the Hauraki Gulf.  We have a place in Raglan and, as long as we travel at the right time, we can be there in less than two hours.

Although a proud University of Canterbury graduate myself, I have to acknowledge that the University of Auckland and AUT have served our son and daughter well so they should have successful careers ahead. They might even be able to look after us in our retirement!

The weather is better here too of course – better than Christchurch and way better than Palmy North!

Healthy Homes Compliance Benefits for Landlords

Thank you to all our landlords as we travel the journey of Healthy Homes Compliance together.  There have been some bumps and blind corners along the way and we really appreciate the co-operation of everyone involved.

What are the benefits in complying?

Each level of compliance to the Healthy Homes Five Standards brings its own benefits to the care and longevity of your rental property and in the long-term you’ll save on things like expensive structural repairs or redoing your insulation.

We also want your tenants to be happy and healthy, creating ideal, fuss-free, longer-term tenants, as well as saving you more on letting fees, marketing and tenancy downtime. Something like installing a heat pump will mean a higher rental yield and once you’re fully compliant we can market your property as ‘Healthy Homes Compliant’, making it a much more attractive rental home.

Landlords will want to tick this off as soon as possible – getting there will become a sprint the closer we get to 1st July 2021 so naturally demand and therefore price will escalate for those who have left it to closer to the finish line.

Body Corporate Management

Unit Titles Act Amendment Bill

The biggest piece of news since our last update is that the Unit Titles (strengthening Body Corporate Governance and other matters) Amendment Bill passed its first reading unanimously and is now proceeding to select committee. The Government have advised that they support the Bill but believe further work is required. It is great to have had unanimous support which shows that there is universal recognition that there are problems with the current legislation.

One such improvement which I think everyone will readily endorse is the reintroduction of body corporate managers into the legislation! Along with the requirement that each manager is given functions and duties and is obliged to become a member of a professional organisation.

APM News

APM Staff Email Updates – apm.kiwi

We have recently acquired the email address of apm.kiwi. This means that you may receive an email from us with that address name instead of aucklandproperty.net.

Our previous email addresses still work as they normally would so you do no need to do anything. It just means that next time you email us you can put a shorter email address.

APM no longer accepting cheques

From 1 April 2021 we stopped accepting cheques as a form of payment. ASB (which APM banks with) is preparing for a cheque free future, please familiarise yourself with the below important dates around cheques:

  • 31 March 2021: ASB will stop automatic cheque book replacement.
  • 28 May 2021: ASB stops issuing all cheque books and bank cheques.
  • 31 May 2021: ANZ stops cheques.
  • 25 June 2021: Westpac stops cheques.
  • 31 July 2021: BNZ stops cheques.
  • 27 August 2021: ASB stops cheques.

Each bank determines its own cheque exit date. ASB is not able to process cheques from another bank after that bank’s cheque exit date.

If you usually make payments to APM for levies/rent by cheque, please organise another form of payment method. We are also encouraging clients and tenants to go cash free.

Privacy Act 2020 – Changes to legislation

The Privacy Act 2020 came into effect in December and replaces the previous Privacy Act 1993. The updated Act strengthens privacy protections and promotes intervention and risk management for any organisation or person that handles personal information. The Privacy Commissioner announced earlier this year it was focusing on the collection, retention, and disclosure of personal information in the rental sector.

As a property management company it is our role to ensure that personal information is collected for the correct purposes, and is handled with care and confidentiality. We often deal with many situations when personal information comes into play, a common situation property managers come across is when a property is sold and the new owner wants the current tenant’s information. As of 20 December 2020, the tenant needs to give permission in order for their personal information to be passed on.

Celebrating Staff Anniversaries

Congratulations to Lisa Mak (Senior Body Corporate Manager) and Giselle Kilburn (Best Practice/Relieving Manager) who both celebrated work anniversaries with us. Lisa has been with us for 15 years, and Giselle for 5 years. Thanks to you both so much for all the work you do and have done over the years – it’s much appreciated.
