A Word From Howard – Thank You

With only two more weeks of 2020 to go we can now look back on a year that will forever be in the history books due to the pandemic and the makings of a worldwide recession.

Despite our experiences here in New Zealand with lockdowns, disruptions and company failures, New Zealand has remained relatively sheltered compared to other countries. As I write it is reported that worldwide 1.53 million have died but I suspect the number is greater than that. Close to 300,000 of the deaths are in USA.

Auckland Property Management has reached the end of this very strange and busy year in great shape thanks to the sterling efforts of every one of the team who have really gone above and beyond on so many occasions.

All of us know we are nothing without our loyal clients. I want to sincerely thank you our clients and our suppliers of so many services that we use daily for your understanding, hard work and at times patience, all of which has been very very much appreciated. Many of you have personally also been significantly impacted by the events of 2020.

You need to know that we will be side by side with you as we face 2021 and the unknown challenges it could bring. A worldwide vaccination programme early in the New Year would I am sure help restore confidence and give us all some certainty and normality.

The team at Auckland Property Management want to thank you most sincerely for your continued support in a year that has been like no other.

We wish you, your family and those in your “bubble” a very Merry Christmas and a successful New Year filled with all your expectation and needs.

As another year draws to a close, it is satisfying to note that regardless of the bizarre events we have all experienced this year that we soldier on with a sustained period of positivity. Compared to other parts of the world, we can now see that somehow we have got to the other side of this pretty unscathed in comparison.

2020 has tested our resilience – of our businesses, our families and our individual selves. It’s required us to dismantle the status quo, consider new perspectives and reimagine how we do things. We’ve adapted and adapted and adapted some more, eventually moving towards new opportunities.

To say the team are gagging for a well-deserved break would be the proverbial understatement of the year. During lockdown there was no down time for property managers, in fact quite the opposite having to deal with not only the unknown,  but with high levels of stress amongst hundreds of clients and tenants plus then go on to change core legal processes as a result of emergency legislation every time we moved up or down a level. So to them I say…..bravo!

To our clients, tenants, friends, tradespeople and more……..I say let’s rejoice this summer in what we still have rather than wallow in what we may have lost. We have witnessed the end of an era, losing our freedom, travel, levels of excess and instant anything. So thank you for being you, for your support and loyalty through a year that has changed us all for ever.

Healthy Homes Webinar – View Recording

LEGISLATION REMINDER – From 1 July 2021, private landlords must ensure their rental properties comply with the healthy homes standards within 90 days of any new or renewed tenancy. All rental homes must comply by 1 July 2024.

Three Phases of the Residential Tenancies Amendment Act 2020

The Residential Tenancies Act has had some changes and they will be enforced in three phases.

The first phase (from 12 August 2020) is already in force and covers the limit of rent increases to once every 12 months. You can learn more information about this on the Tenancy Services website here.

The second phase (from 11 February 2021) will have changes that cover the security of rental tenure, changes to fixed-term tenancies, ability for tenants to make minor changes, and ease of installing fibre broadband. View all of the changes being enforced next year here.

The third phase (from 11 August 2021) will enforce that tenancies can be terminated if family violence or landlord assault has occurred. You can learn more about this on the Tenancy Service website here.

Body Corporate’s 2020 Year

Looking back on 2020 I recall Tuesday March 24th vividly when I spent the entire day sending personalised COVID-19 email updates to all our clients with accompanying advice to each and every Committee. The next day we were in lockdown and yet all this time later here we are.

In a quite remarkable year, the events of 2020 have confirmed just how lucky we are and New Zealand is with the events continuing to worsen in places overseas. Even with a vaccination programme, we are a long way from being past this crisis.

I would like to thank the entire Body Corporate team at Auckland Property Management for the way that they dealt with all the uncertainty through the initial lockdown, then returned to the office and delivered for all our owners. We have just one or two meetings left to hold before we take a break over the festive period. Our owners have also managed their way successfully through this extraordinary year and we are proud of the small part that we have played in helping you getting there.

Thank you to all our owners. We exist so that we can serve you in a job that we know benefits your quality of life by assisting in the management of your home and its common areas or aims to enhance your property investment. We don’t always get everything right all of the time but we certainly aim to.

So to all of our valued clients, our Committees, our volunteer owners and our chair people, we would like to wish you and your family a very Merry Christmas and a prosperous and COVID-19 free New Year.

Commercial Management in 2021 – What should Landlords be doing?

What a year 2020 has been for Commercial Tenants and Landlords, almost everyone has found parts of the year a real struggle and most will be looking forward to a more settled and productive 2021.

This last year has seen a lot of negotiating between parties in regards to rent relief and they have had to rely on their Property Managers to facilitate these negotiations. Here at APM we have found a number of Landlords that have been managing their own property have found negotiations difficult and are now looking at the benefit of using our services to deal with this and take advantage of other benefits that come with professional property management.

This coming year we will see the need for Landlords to focus on reviewing the management of their commercial portfolio to ensure their Tenants are encouraged to extend leases, improve their buildings to attract new Tenants in a competitive market, and assist where possible to enhance their Tenants businesses as much as possible.

For the year 2021, Commercial Landlords should focus on making sure properties are well maintained, planned upgrades get completed, budgets are reviewed to ensure charges from suppliers are competitive, and there should also be a focus on whether tenants are being charged correctly and annual wash ups are accurate.

With more emphasis on Health and Safety requirements, Landlords also need to be checking whether the property’s Health and Safety Plans are up to date, Asbestos registers are accurate and tradespeople are correctly certified and insured.

These are some of the things that can help foster good relationships between Landlords and Tenants which we at APM recognise as imperative, especially after a year like 2020.  Our Commercial Team are experts at having those difficult discussions with both parties when necessary, as well as helping facilitate compliance and legislation requirements.

We look forward to a more prosperous year for everyone and believe a focus on team work will result in a much more positive 2021.

7 Questions With…Ashlee Zhang

Q. How long have you been with Auckland Property Management?
Just over three years, I can’t believe that this is my third Christmas with APM! I can see my five year anniversary company award waiting for me.

Q. What is your favourite thing about being a Property Manager?
Property managers are all superhuman and we work really hard…maybe that’s why I am still single.

Q. What is one thing in 2021 that landlords/tenants need to be aware of?
To be healthy and be kind.

Q. What was your first job?
I must really love the Real Estate industry as my first formal job was a letting agent in Auckland City Centre.

Q. What is your favourite animal and why?
Goldfish, if it counts as an animal, because it only has a seven seconds memory, is always curious about everything and has no sad memories.

Q. If you could share a meal with any four individuals (living or passed) who would they be?
Thomas Alva Edison, Nikola Tesla, Elon Musk, and Trevor Noah.

Q. What was the last movie you watched that you would highly recommend others to watch too?
I loved the movie ‘Her’. It’s about a man who develops a relationship with Samantha, an artificially intelligent virtual assistant personified through a female voice.
