Company update from Bill – Nothing Stays Still at APM!

Last week our Waiheke team moved to their new office at 134 Ocean View Road, Oneroa and next month our city team will move from Manukau Road to Grafton. Our new city office is on the second floor of Spartik House, 6-8 Edward Wayte Place, just off Khyber Pass Road. The fit-out is in progress now and, as long as the gib board arrives on time, we’ll be open for business at the new premises on or before 1 August.  We’ll all be on one floor (including our Reception team) and will be well set up to host visitors.

Given the need to invest in new signage for our new offices we decided that now was a good time to review our brand.  It’s no secret that, while the ‘Auckland’ in our name works well for our Auckland business, it doesn’t do us any favours outside Auckland. Voice Brand Agency is conducting the review for us and we look forward to sharing the outcome of their work with you soon.

I’m proud to say that, despite this short-term focus on office space and branding, our business continues to grow.  Our residential property management portfolio is 110 properties bigger than it was this time last year, our commercial property portfolio has doubled in size and we have taken on 12 new bodies corporate representing 142 separate unit titles.  Our Waiheke Escapes business has taken on some stunning new holiday rentals and we will shortly be launching our ‘HomeWatch’ service which provides property management services for untenanted properties.

A Word from Howard – Professional Services and Property Investment Opportunities

A big part of property management is relationships – building and maintaining relationships with owners, tenants, contractors, suppliers, and industry peers. It’s the latter that I have focused on lately to help bring more value to our clients and offer additional services such as accounting packages. In light of this, we are pleased to be part of Prop’D Up (www.propdup.nz), an organisation aimed to bring those in the property industry together (such as accountants, mortgage brokers, insurance brokers, real estate agents, lawyers etc). This partnership has helped us meet other professional service providers and we have a few things in the works such as educational videos and in person seminars – so watch this space!

Through Prop’D Up we have also been privy to property investment opportunities in Auckland. As noted by many commentators, Government changes to tax treatment for investment property have incentivised the purchase of residential property off the plans. In the last newsletter I mentioned that property investment is a long-term strategy; going through the ups and downs is the cycle of any investment process and property is no different. The property market has shifted to a buyers’ market so, if you are looking to expand your property portfolio, then I invite you to take a look at developments that are available, such as those mentioned above.

Many comparisons have been made between shares, real estate, crypto currency, and bonds etc. Despite a big drop in value, property is still one of the best investments over the medium and long term. Bond System to be Revamped

Tenancy Services is working to replace the current bond system with a new one that is more user-friendly and fit for purpose in order for landlords and tenants to get a better experience.

7 Questions With…Amie Russell

 

Amie Russell, Residential Property Manager – Waiheke Island

Q 1. How long have you been working in the Property Management industry?

I’ve been working in property management for about 2 1/2 years.

Q 2. What got you started in Property Management and what do you like most about the role?

I wanted a change of industry from working in Travel while looking to remain locally based on Waiheke, I like the diversity of the role and the daily challenges that create small wins.

Q 3. What do you think is a challenging aspect of owners self managing a property on Waiheke Island?

A challenging aspect can be the islands unique property layouts and quirks. New Waiheke Island owners would benefit from the community roles I play and the extensive network reach I have.

Q 4. Where in the world would you really like to visit and why?

Maldives. I am fascinated by the out of the box experiences available there.

Q 5. Would you say you were an ‘early bird’ or a ‘night owl’?

A bit of both, early bird to hit daily task targets, but I love some personal Netflix time in the evenings!

Q 6. What is your favourite thing to do to ‘unwind’ from a busy week?

Have a laugh with friends, and going to the beach in summer – all day.

Q 7. What do you like to listen to while you drive (radio, Spotify, podcasts, audio books etc)?

I listen to the Radio, mainly the station Flava, but I also switch to George for some energy!
