James Bangerter, General Manager of our Commercial team, provides an overview on the team and the industry.

Happy New Year to everyone from the Commercial Team and what a year it’s going to be if the beginning of the year is anything to go by. We have had a few major changes recently and we are planning for more throughout the year. I am very excited to have been appointed as General Manager of our department and I am very grateful to Howard and Bill for giving me the opportunity. Our team is considerably smaller than the other departments but new members will join us throughout the year and it will be my pleasure mentoring and assisting everyone in the team so we can offer the best service possible to our clients.

With the recent departure of Jack, Tracy has taken over his portfolio and is slowly but surely getting to know all her clients, if you haven’t met her yet I’m sure you will soon. She brings a can do attitude and attention to detail to the role and is only a phone call away if you need any assistance or just want a chat.

We have had our new software system in place now for the last quarter and, as usual with any such change, we have had to deal with a few little glitches but overall we are very happy and we hope the change has not impacted you adversely in any way. Feedback is welcome so please let me know either good or bad.

We have also introduced a client survey so we can find out what our customers think of us. You may have already been sent one and if not one will come soon and I encourage you to take part. All feedback is appreciated, even adverse, as it gives us the opportunity to improve or change anything that develops a better relationship and our service to you.

These changes are all exciting and will make for an interesting year for us but there are other changes happening in the Commercial industry that are impacting all of our clients. The pandemic situation is an obvious one which is going to be with us for a long time yet, fuel prices are affecting everyone with impacts on the supply chain and operational costs, minimum wage increases are hitting companies’ bottom lines and even climate change and world events are impacting business confidence.

We are finding that all of these issues are changing the way landlords and tenants are making decisions around lease renewals and rent reviews and there are still concerns around rent relief and vacancy rates. It will be very interesting to see how things develop over the next quarter and into the next. We are seeing more and more self-managing landlords making contact with us because of these difficult times where the negotiating and mediating skills of a property manager are needed.
