Why don’t you just focus on fees?
A lot of businesses in our industry like to talk about fees. We don’t blame them. Clients rightfully so want to know what our services will cost.
But while fees are important, too much focus on fees, in our humble opinion, misses the real cost of property management. Here’s why:
A 1% saving in property management fees seems like a lot. But, in a typical Auckland property, over a 12 month period this represents around half of one weeks rent. So having that property vacant for one to two extra weeks per year is the equivalent of a 2-4% increase in fees.
Equally, that same 1% saving in Body Corporate Management fees seems like a win. But, saving one or two percent starts to pale into insignificance if your Body Corporate is facing tens of thousands in legal issues.
